Where chip seal earns its keep
The economics scale with length: on a several-hundred-foot lane, the savings against hot mix fund a better base, and the base is what actually carries vehicles. The surface texture grips in ice and snow better than smooth asphalt, hides imperfections and dirt, and reads as country lane rather than parking lot, which suits the rural edges of the county where these jobs live. For short suburban driveways, hot mix usually wins; we will tell you where your project falls.
The application, done properly
Binder temperature and spray rate decide everything: too cold or too thin and chips shed in sheets; too heavy and the surface bleeds in summer. We spray hot emulsion at calibrated rates, spread washed chip evenly behind it, and roll immediately to seat the stone. A second binder-and-chip pass builds a denser double-seal for heavier use. Loose chip sheds modestly as the surface cures over its first weeks; the follow-up sweep is part of the job, not an extra.
Maintenance and renewal
Chip seal renews beautifully: when the surface wears open in traffic lanes years on, a fresh single pass over the existing mat restores it for a fraction of the original cost, no demolition involved. High-torque spots at tight turns and steep pitches wear first and can be re-dressed individually. It is the lowest-lifecycle-cost surface we install where its character fits the property.
